WHY DOES ANYONE BUY PROPERTY?

First, they need a home. Second, they want to make an investment out of it; which means that they are going to purchase an investment property in the hope of selling it at a much higher price later. This can be done by 'Buying Below Market Value' (BMV) or in a number of ways in which the property can have an increase in it's  value. Thus, they are able to make a profit.

Because money is the essence of business here, it is essential that the investment property is worth buying and selling for in the future. Now, if you are thinking of offering your home to future investment buyers, you may want to know what precisely they are looking for in your home:

1. Quite simply they want a clean house. You do not have to do a lot of things in your home, if you have maintained it well. Prior to inspection, you may want to clear all the dust and dirt both inside and outside your home, so that a prospective buyer can garner a more impressive impression.

A dirty home will always reflect your negligence over the property. It could also mean that the buyer has to do a lot of fixing on the investment property, which will only add to their cost of buying it.

2. They are looking for eco-friendly homes. There are a lot of reasons why buyers are now searching for an eco-friendly house as an investment property. One of these is the fact that they are able to lower their energy costs, such as the use of electricity. If you are looking for extra monthly income, you can choose income property that will return a positive income every month. You can start with single house family. You must look for a bargain which is blow market value, and then fix up the house so that you can generate top rental income. You may need to go out of your home area to find out these kinds of locations.

You can choose investment property strategy if you want to make money by focusing on profits. It is a different strategy though. Just look for the property that you can transform and sell, don’t worry about the rental income. Rather than fixing a house you can transform a property by changing it. Just like some investors buy apartments and turn them into condominiums.

However, some investors don't like dealing with tenants and prefer to make money in other real estate ventures. You can start by flipping properties, just move on to income properties and then make large profits with investment properties.

If you don’t have a day job or emergency funds available, you should not think about investing in property at that point of time. You need to have a steady cash flow or a large cushion to cover unexpected repairs.

If you don’t have a business outlook then you should not think about property investment because owning an investment property is just like running a business. You must set goals and create plans so that you can find buyers and renters for your property.

Inspection is really important and it may reveal new issues that seller never told you about and to make improvements you need to burn money. So just walk away if you can’t afford to fix it, even if you are close to making a final deal.

Don’t go for an overvalued property because you will get stuck with an overvalued property that you cannot sell and this is the worse-case scenario.
